In today’s unpredictable housing market, many discerning homeowners are choosing to renovate older properties. However, realizing each home’s potential requires a nuanced approach that honors the original structure while meeting contemporary expectations for inspired living.

Such was the case for the residence of Park View Bungalow, a 1,776-square-foot, mid-century dwelling that was sorely outdated. Despite its architectural character, the home had sustained damage to its brick façade, and its low ceilings and compartmentalized rooms created a confined layout. TONO Group reimagined the entirety of the residence tailoring each element to meet the lifestyle and vision of the home’s new owners.

OUR APPROACH

As part of the dramatic renovation, nearly 1,000 square feet were added to the existing footprint of the home creating a light-filled, open-concept retreat. A modern kitchen and spacious family room anchor the newly expanded layout. A steel beam was used to open the existing space and provide structural integrity. The homeowners imagined an airy vaulted ceiling within the family room. With second-story bedroom windows directly above, TONO Group creatively designed the new roofline to bring their vision to fruition while meeting current building codes for safe egress.

OUTCOME

An underutilized and unconditioned breezeway that once connected the garage to the house was transformed into a mudroom and laundry area. The space was fully enclosed, and the roofline was raised to allow functional ceiling height. On the exterior of the home, the brick façade was restored and updated with a modern whitewash finish. A new patio was added to the rear extending the family room with outdoor living space.
