ARCHITECTURAL PROJECT MANAGER - LANCASTER - Full Time Job
TONO Architects is seeking an Architectural Project Manager with substantive applicable experience to join our skilled & motivated team. As an Architectural Project Manager, you will be responsible for leading project documentation, team coordination and client management processes in collaboration with architects, consulting engineers, and designers. Your attention to detail and competence in drafting software are crucial in ensuring accurate and precise drawings.

The full-time, in-office position will be based in our Lancaster, PA office with occasional travel to our West Chester office and regional job sites.
Requirements
• Associates or professional degree in Drafting or Architectural Technology.
• 10+ years of experience in the architectural and construction workplace required.
• High levels of proficiency in Autodesk suite with specific emphasis on Revit modeling and documentation creation.
• Ability to work well under pressure, prioritize multiple projects and adjust work schedule accordingly.
• Flexible, innovative, self-motivated, team-oriented.
• In-depth knowledge of Revit standards and techniques.
• Keen understanding of the International Building Codes and accessibility standards.
• Ability to read and interpret schematics and construction documentation.
• Attention to detail and accuracy in creating technical drawings.
• The position is for in office only, this is not a remote position.
Primary Roles and Responsibilities
• Create detailed technical drawings using Autodesk Revit software.
• Collaborate with architects, engineers, and clients to understand project requirements.
• Review and analyze specifications, sketches, and other data to determine the best approach for creating drawings.
• Existing conditions surveying and documentation knowledge.
• Collaborate with Project Architects to develop digital models and drawing sets complying with industry standards, relevant codes and regulations.
• Work as part of a team to prepare drawings for construction purposes including managing consulting engineering teams for specific building systems.
• Maintain accurate records of all drawings and revisions.
• Read, understand, and decipher plans, specifications, shop drawings, engineering drawings, project schedules and plan redlines proficiently.
Our innovative practice requires continuous collaboration with the team in both office locations, so occasional travel between locations will be required. Construction Foreman with five years of construction field experience with preferred two years of foreman level responsibilities. Preferred knowledge in commercial and residential building construction. Position requires versatility and willingness to manage a job site while coordinating work with office personnel in a design/build collaborative approach. Working knowledge of Microsoft Office Suite and project management/scheduling software is necessary. Familiarity with Procore project management software desired. Responsibilities entail project and subcontractor management as well as layout work, carpentry, and other physical construction activities.

Starting position will include 90 day interim employment period with reviews at 90 days, 6 months and 1 year.
Anticipated starting salary range between $55,000 – $70,000 based upon prior experience and qualifications.
Site Foreman:
The Site Foreman is a crucial member of the team to help oversee our integrated project delivery. They assist the superintendent and project manager with knowledge, hands-on activity, and directing project components.
The Site Foreman coordinates the project construction process for subgroups and small teams including supervising their daily activities, enforcing the schedule, managing the supply chain, directing tradespeople, maintaining quality standards, and keeping the site safe and clean. A foreman is expected to be able to assist projects in a physical application of carpentry, layout, and miscellaneous capacity.
This individual must be comfortable holding subcontractors, suppliers and vendors accountable for their roles on the project and must exhibit effective communication skills in both verbal and written form. The Site Foreman is accountable to the Site Superintendent.
Specific responsibilities:
- Maintain subcontractor and supplier communication including leading and recording job site progress meetings
- Understand the project schedule and discuss challenges with supervisor.
- Supervise daily site activities and coordinate subgroups
- Maintain safety protocols and site conditions
- Coordinate the material supply chain with Superintendent
- Prepare daily job activity logs and provide to supervisor
- Assist with punch list and direct project completion activities
- Close-out projects in timely fashion including assisting with as-built documents
- Maintain and coordinate deliveries of site equipment, waste management, toilet facilities and other general conditions items
- Manage small tools, disposables, and onsite equipment. Including cleanliness and proper function.
- Perform carpentry: layout, formwork, framing, window and door installation, hardware, etc.
- Perform finish work: flooring, drywall, painting, etc.
- Install furnishings, artwork, décor and other fit/finish items
- Supervise specific scopes of work and coordinate with team members
- Flexible working on multiple jobs at a time
- Complete daily logs and reports on Procore Software
- Review and understand blueprints, specification documentation, and shop drawings
- Responsible for regular job-site cleanliness
- Assist with any TONO Group family of companies, project related activites
- Attend and be active in TONO Group meetings and if applicable, company related activities
Compensation Structure and Benefits:
- Full-time annual starting salary range between $55,000 and $70,000 based upon prior experience and reference feedback
- Paid leave for nationally recognized holidays totaling nine (9) work days
- Paid time-off of 120 hours annually and accruing thereafter according to the company leave policy
- Full hospitalization and medical with 60% of employee premium paid by the company as currently offered
